6 Bed Pool Home, Great Games Room, Disney 5 Miles!

This beautiful home is newly remodeled throughout with fantastic upgrades including stylish new furnishings, laminate floors, SMART TVs in every room complete with Netflix, Disney+ and Hulu included, an amazing games room with table football and arcade games and pinball, 2 stylish lounge areas and themed kids’ bedrooms.

Enter the home into the impressive hallway with den on your left, offering a comfortable sofa, large SMART TV and office workspace. There is a large formal dining area to seat 8. Continue to the spacious open-plan family room, kitchen with breakfast bar, breakfast nook to seat 4 and sliding doors out to the pool deck.

The family room has a large corner leather sofa, huge 60-inch SMART TV (Netflix, Disney+ and Hulu is included on every TV!) and views out to the pool deck. The spacious fully equipped kitchen has granite counters and everything you need to dine at home – stainless steel appliances include fridge freezer, dishwasher, microwave, stove and hob, coffee maker, Keurig, blender, kettle, dishes, utensils, pots and pans etc.

The tropical-themed queen bedroom is located on the first floor (ground floor) with a SMART TV and ceiling fan. A family bathroom is right next door with a tub/shower.

Head upstairs where you will find 3 beautifully decorated king bedrooms (2 king master suites), 2 themed twin bedrooms and a family bathroom. The first spacious king master suite is decorated in stylish navy and grey tones with a king bed, ceiling fan, large SMART TV and a huge en suite bathroom with tub, separate shower and twin sinks.

The second king master suite is a relaxing beach-themed room with a king bed, ceiling fan, large SMART TV and en suite bathroom with shower.

The third king bedroom is decorated in stylish silver tones and has a king bed, ceiling fan and large SMART TV.

Kids will love the themed bedrooms, each with SMART TV! The first twin bedroom has a cool Star Wars theme and the second twin room has a fun Disney Princess theme. There is also a family bathroom with tub/shower.

The garage has been converted into an amazing games room complete with table football, digital pinball, arcade game and huge 60 inch SMART TV, plus cool superhero wall art.

Step outside onto the private pool deck with a pool and spa, loungers and shaded outdoor dining area and ceiling fan. The pool and spa can be heated (bookable extra) and has a pool safety fence for families with small children.

The property includes a pack and play, a high chair and a stroller. It has air conditioning throughout, Wifi and a laundry room with a washer and dryer and ironing facilities. There is parking on the driveway for two cars.

The home has been recently repainted throughout, it has new laminate floors and has new microban door handles throughout to help prevent microbial build-up.

This beautiful home has complimentary access to the impressive clubhouse and resort amenities including a large lagoon pool*, water park with slides, spa, gym, tennis courts, picnic area, shop, kids’ play areas, bar, shop and more. The Windsor Hills resort is a 24/7 gated community just moments from the 192 Highway (offering endless restaurants and dining options on your doorstep) and is also less than 5 miles to Disney World.

*Please note that the pool will be closed for resurfacing from Sept 5th - October 6th 2024. The water park will remain open for this time.

IMPORTANT BOOKING TERMS:

STATE AND COUNTY RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The resort enforces a strict policy of a maximum of 3 cars per home. No additional cars are allowed to park at the home or anywhere on the resort. A maximum of 3 drivers can be registered in our gate entry system upon booking the home.
2. The maximum occupancy of the home is 12 guests and 1 infant total. This limit MUST NOT be exceeded at ANY TIME.
3. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
4. Resort and community facilities associated with the home are owned, operated and offered by the community, any closures/restrictions of amenities at any time are beyond our control. Opening times and rules are posted at the clubhouse/amenity. *Please note that the pool will be closed for resurfacing from Sept 5th - October 6th 2024. The water park will remain open for this time.
5. NO SMOKING ANYWHERE AT THE HOME INCLUDING THE POOL DECK.
6. THIS IS A QUIET COMMUNITY. HOA ENFORCED QUIET HOURS FROM 10PM - 8AM. PLEASE ENSURE NOISE IS KEPT AT A POLITE LEVEL AT ALL TIMES. IF A NEIGHBOR/SECURITY ASKS YOU TO KEEP THE NOISE DOWN YOU MUST COMPLY.
7. SORRY, WE DO NOT ACCEPT YOUNG ADULT/STUDENT GROUPS UNDER THE AVERAGE AGE OF 26.

9. NO PARTIES, EVENTS OR GATHERINGS.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT OPTION:
POOL HEATING IS $40 PLUS TAXES. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. $20 additional callout charge if a request for pool heat is made after you have arrived during your stay, as we need to make an additional trip to to the home to switch the pool heat on for you.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s).

Pool heat is required for the spa to heat. The spa will be set to 99 degrees Spas are not hot tubs, they are part of the pool and will only heat when pool heat is on and the timer dial is switched on. Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
