This luxurious 5 bedroom/5.5 bathroom pool home with games room is located on the Windsor at Westside Resort, a stunning resort located just 8 miles from Disney World. This exceptional resort offers a wealth of facilities including a resort pool with water slide, a fun kids’ splash pool and lazy river, a Tiki bar serving poolside food and drinks, fitness center, volleyball courts, multi-purpose sports courts, games arcade and a sundry shop.

This stylish and spacious pool home offers a modern décor throughout with 5 bedrooms all with en suite bathrooms, an additional half bathroom, two relaxing lounge areas, a fun games room and a south-facing private pool with spa.

Step into the open-plan living space complete with lounge area, featuring a corner sofa and large Smart TV. There is a formal dining area to seat 6 and a luxurious, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 4. The kitchen has sliding doors out to the pool deck and comes equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, utensils, dishes etc.

There is a beautiful king primary suite located on the ground floor with sliding doors out to the pool deck. This room has a king bed, flat screen TV and a luxurious en suite bathroom with shower, separate tub, twin sinks and W.C.

Head upstairs to the fantastic second loft lounge area complete with corner sofa and large flat Smart TV.

Bedrooms 2 and 3 are attractive king rooms with flat screen TVs and en suite shower rooms. Bedroom 4 is a queen room with flat screen TV and en suite shower room. Bedroom 5 is a fun Mickey room with bunk beds to sleep 2 and an en suite bathroom.

Step outside to the lovely pool deck with private south-facing pool, spa, shaded dining area and loungers. The home has a pool fence for families with children and the pool can be heated (optional extra). There is also a fun games room in the garage with a pool table and air hockey.

This property has air conditioning throughout, free Wifi, cable TV and free local calls. There is a laundry room with washer, dryer with ironing facilities. There is also an additional half bathroom for convenient access from the pool deck. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for parking two vehicles. A third vehicle can park on the street according to HOA regulations.

All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

IMPORTANT BOOKING TERMS:

STATE AND LOCAL RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at any time.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities are owned and operated by the Windsor at Westside resort. Any closures/limits placed on amenities associated with the home are beyond our control.
4. A maximum of three vehicles/drivers can be registered with the resort and associated with the home. 2 vehicles can park on the driveway, 1 can park on the street according to HOA regulations.

OCCUPANCY:
THIS PROPERTY ACCOMMODATES A MAXIMUM OF 10 PEOPLE AND 1 BABY. IF THIS RULE CANNOT BE FOLLOWED, PLEASE DO NOT BOOK THE PROPERTY. IF THIS IS RULE IS BROKEN, THE GUESTS WILL BE IMMEDIATELY EVICTED AND WILL FORFEIT THE FULL PAYMENT AND THE SECURITY DEPOSIT.

NO PARTIES, GATHERINGS OR EVENTS ARE ALLOWED.

STRICTLY NO SMOKING ANYWHERE IN THE HOME INCLUDING THE POOL DECK.

SORRY BUT THIS HOME IS NOT SUITABLE FOR STUDENT/YOUNG ADULT GROUPS UNDER THE AVERAGE AGE OF 25 YEARS.

All drivers need to be registered in the gate entry system before your day of arrival. Maximum of three cars can be registered.

This community has HOA enforced quiet hours from 10pm - 8am. Please keep noise at a low, polite level at all times.

POOL HEAT OPTION:
POOL HEATING IS $40 PER NIGHT EXCLUDING TAXES. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please request pool heat before you arrive. If you request pool heat after your arrival, please note that it takes around 24 hours to get to temperature and there is a $20 callout fee to switch it on.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). The spa will be set to 99 degrees (a spa is not a hot tub, it is part of the pool and requires pool heat). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
