The home offers 4 stylish bedrooms (2 kings and 2 twins) all with SMART TVs, a large open-plan lounge, a second games lounge, a formal dining area, spacious fully fitted kitchen with breakfast nook, three bathrooms and a west-facing private pool with a fence on all sides for privacy.

With new flooring, paint and beautiful new furnishings throughout, this home features a bright and airy lounge area with two sofas, Smart TV, cable TV, ceiling fan, formal dining area and French doors out to the beautiful west-facing pool deck.

The second lounge is the perfect hang-out for teens or kids, with sofa, Pong arcade game and shuffleboard.

The stylish and spacious fully equipped kitchen has all the appliances you need for dining at home including stainless steel Bosch oven and hob, fridge freezer, microwave, a jug coffee maker, a Keurig, kettle, toaster, blender, cooking utensils etc. as well as a breakfast nook to seat four and a granite breakfast bar with stools.

This home boasts two king primary bedroom suites! Bedroom 1 has a king bed, a SMART TV, cable TV, ceiling fan, sliding doors to the pool deck, walk-in wardrobe and an en suite bathroom with shower, separate tub, twin sinks, marble counters and a WC.

Bedroom 2 is located at the front of the home with king bed, SMART TV, cable TV, walk-in wardrobe, ceiling fan and bathroom right next door with shower/tub, sink and WC.

Bedrooms 3 is a fun Mickey-themed twin room with Smart TV and ceiling fan. Bedroom and 4 is a cool surf-themed twin room with Smart TV and ceiling fan.The Jack and Jill bathroom is located between these two rooms and has a bath/shower, sink and WC.

After a long day riding the roller coasters, you will love heading home to your private full-sized, west-facing pool! The screened-in pool deck has a shaded dining area and four sun loungers. The pool can be heated (paid optional extra) and a pool security fence is provided for families with small children.

Directly outside the pool deck is a lawned area (fenced on three sides with open entry at each side of the home) where you can also relax.

The fun games lounge guarantees fun for the whole family! With a sit-down Pong arcade game, shuffleboard and sofa, this is a fun room to relax and have fun.

At the front of the home is a private paved driveway with parking for two vehicles. The home has a laundry room with a washer, dryer and ironing equipment. The home has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair and travel cot (pack and play).

Located on the popular gated Hamlet at West Haven community, this is a quiet residential community and it is very close to a Publix supermarket and a huge variety of restaurants, bars and shopping at the Champions Gate shopping area (less than two miles). Disney World is just 10 miles away, Universal is 20 miles, Sea World is 16 miles and MCO airport is 29 miles!

IMPORTANT BOOKING TERMS:
1. The maximum occupancy of the home is 8 guests plus 1 baby and this limit MUST NOT be exceeded at ANY TIME.
2. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
3. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
4. This home is located on a quiet community with residential neighbors. Please keep the noise to a respectful level at all times. The HOA enforces quiet time from 10pm through to 8am.
5. Strictly no smoking or vaping permitted anywhere on the premises including the pool deck.
6. Sorry but this home is not suitable for young adult/student groups under the average age of 25.
7. No parties, gatherings or events are allowed.
8. No pets.
9. No charging of Electric Vehicles using the home's supply.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT OPTION:
Pool heating is an optional extra and the cost is $40 per night plus taxes for a minimum of 3 consecutive nights. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $20 call-out to come to the home and switch the pool heat on.

Pool heating is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s during the winter months). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

All electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
The home is not listed as having a grill (we cannot provide them due to insurance liabilities) but if required, we can share the contact details for a local grill hire company so you can book one direct with them online. If you do hire one, we just ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
