This exceptional pool home offers a luxurious décor throughout with 6 bedrooms, 6 bathrooms, 2 relaxing lounge areas, a kids' playroom, a fun games room and a private pool with spa.

Step into the open-plan living space complete with lounge area featuring two recliner sofas, armchairs, a large Smart TV, a ceiling fan, sliding doors out to the pool deck and views to the pool.

There is a formal dining area to seat 8 and a large, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 3. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, utensils, dishes etc.

Conveniently located next to the kitchen is the Toy Story themed playroom - it's the ideal spot for little ones to play and watch their favorite shows with Woody and friends! There is a sofa, Smart TV, kids' table with chairs and a selection of little kid toys. There is also a cool Marvel vs. Capcom arcade game machine that kids of all ages will love!

The first of two king suites is located on the ground floor at the front of the home with a king bed, Smart TV, ceiling fan and an en suite bathroom with shower and twin sinks.

There is a separate bathroom on the ground floor with shower, sink, WC and a door leading out directly to the pool deck.

Climbing upstairs to bed is a magical experience when you enter the Harry Potter staircase! With the walls of Hogwarts around you, say hello to Harry and friends as you head upstairs under a ceiling of floating candles* with wizards smiling down at you from the framed paintings!

There are 5 bedrooms located upstairs. The spacious primary king suite is located at the front of the home with a king bed, ceiling fan, Smart TV and a large en suite bathroom with shower, separate tub and twin sinks.

Bedroom 3 is a queen room with a stylish beach theme, ceiling fan, Smart TV and en suite bathroom with shower.

Bedroom 4 is a cute Mickey Mouse bedroom with twin beds, Smart TV, ceiling fan and a door leading to the Jack and Jill bathroom with shower and twin sinks. This bathroom is shared with bedroom 5.

Bedroom 5 is an enchanting Frozen themed twin room with bunk bed (weight limit of 150lbs per bed), ceiling fan and Smart TV.

Bedroom 6 is an out-of-this-world Star Wars themed room with twin beds, Smart TV and ceiling fan. Bathroom 6 is located just across the hallway with shower and sink.

The loft living area is the perfect spot for movie night with a large sectional sofa, a SmartTV and movie themed decor! There is also a workstation at the far end of the hallway, complete with desk, office chair and lamp.

Step outside to the tropical Moana themed pool deck! The paved pool deck has a private pool, spa, shaded dining area with table and chairs for 6 and loungers. The home has a pool fence for families with children and the pool and spa can be heated (pre-bookable optional extra).

There is also a fantastic superhero themed games room in the garage with table tennis, basketball game, table football and 4 arcade games*. There is a Smart TV and this also has a Nintendo Switch with two gaming chairs - please bring your own Nintendo Switch games! We do not provide Nintendo Switch games.

The stunning Champions Gate resort offers you complimentary access to TWO unbeatable clubhouses, one with a brand-new waterpark. The home is a quick and easy 900 feet walk to the Oasis Clubhouse that features a poolside bar, a restaurant, a state-of-the-art gym, cinema room with daily movies, beautiful communal pool, separate large lazy river with water slide and kids’ splash pad, tennis courts, beach volleyball. The second clubhouse is a few minutes’ drive from the home and features a water park, pool, lazy river, splash pad, crazy golf plus more!

This property has air conditioning throughout, ceiling fans, free Wi-Fi, Smart TVs in all rooms and free local calls. There is a laundry room with washer, dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for two vehicles, two additional vehicles may park on the street. Maximum of 4 vehicles can be registered to the home.

This fantastic home is in an ideal location just 10 miles from Disney World, minutes from a variety of restaurants and stores in Champions Gate and 30 miles from Orlando International airport. This home really has everything you need to make your family vacation truly memorable!

IMPORTANT BOOKING TERMS:

LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 12 guests plus 1 infant and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights.
2. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed at the home or resort even if this is below the maximum occupancy.
3. Resort amenities are owned and operated by the HOA and any closures or limits are beyond our control.
4. A maximum of 4 drivers/vehicles can be associated with your reservation (must be registered with us before your day of arrival). 2 cars can park on the driveway. 2 cars can park on the street.
5. NO PARTIES, FAMILY GATHERINGS OR EVENTS ARE ALLOWED. Only the guests registered on the booking are allowed at the home.
6. NO SMOKING OR VAPING ANYWHERE ON THE PROPERTY INCLUDING THE POOL DECK.
7. SORRY BUT THIS HOME IS NOT SUITABLE FOR YOUNG ADULT/STUDENT GROUPS UNDER THE AVERAGE AGE OF 25 YEARS.
8. The bunk bed is for two guests only with the top bunk only to be used by a guest weighing up to 150 lbs. Please be cautious with the use of the bunk bed - no bouncing or jumping off it. No children under 8 years on the top bunk. Use of the bunk bed is at the guest's liability.
9. On the Harry Potter staircase the floating candles and lightning bolt are decorative and cannot be lit up by guests. Arcade games - due to the nature of these games, rough play can sometimes cause them to malfunction, so while we endeavor to keep them all working, we cannot guarantee that they will all be working at all times.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL & SPA HEATING:
POOL/SPA HEATING IS $45 PER DAY+TAX. MINIMUM OF 3 CONSECUTIVE NIGHTS. Please book pool/spa heat in advance. If once you arrive you require pool heat, please note there is an additional $20 call-out charge for it to be switched on and the pool then takes 24 hours to get to temperature.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). The spa will be set to 99 degrees (the spa is not a hot tub and is part of the pool so it requires pool heat to heat). Temperatures cannot be set higher due to State sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
The home is not listed as having a grill (we cannot provide them due to insurance liabilities) but if required, we can share the contact details for a local grill hire company so you can book one direct with them online. If you do hire one, we just ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
