Villa Das Palmeiras

The host was extremely polite and helpful over email, air BnB messages, etc. He would respond quickly and with good answers. The actual accomodation was itself clean, tidy and just what we needed. Exactly as it is in the pictures and all the facilities were great. we didn't use them, but there was also add one such as heating, bike hire and more if required.

We had amazing holiday in Villa las Palmeiras. There was lot of things to do outside for the kids & adults aswell. We were there with group of 10 adults and 2 child. I can fully recommend this place for bigger familys, enough space for everyone.

Really good value. Stayed with 7 people for a work trip. More people would be less convenient given set up/ beds etc. Internet is good enough to work. Very large table in the living room, excellent for big teams/ families and the kitchen has everything you need. Location is excellent, 4min away from a large Lidle and lots of restaurant and delivery options. The facilities are great too, tennis court, table football, bikes and lots of break out areas. The pool is big and nice too! The private chef option is excellent too!

A great summer location. The pool, tennis court, ping-pong table and garden area is fantastic. The house is on the whole decent. Living and kitchen area a good size. It is farther from the beach than one thinks and restaurants are a short drive away. Costa da Caparica is great for surfing. The area is quiet and quite secluded. It is a good 30 min drive to Lisbon.

Swedish family of 13 (8 adults and 5 kids). Very happy with everything! great house, garden, swimmingpool, activities, service - and also weather (even though we took a risk and went in october) We remted cars and drove a lot, beach was 5 minutes away and very nice but also Sesimbra and Lissabon are within 30 minutes drive. We had a perfect holiday!

João’s place is wonderful! He was super helpful and has such a short response time to our texts. João also made several good recommendations on what to do in the area. The villa was perfect for 12 people and the outside area with the tennis court and pool is amazing.

Tolle Villa die deutlich größer ist als es auf den Fotos scheint. Perfekt für 8-10 Leute, aber auch 12 passen rein. Der Pool ist gigantisch und schön tief. Tennis lässt sich sehr gut spielen (bringt am besten eigene Schläger und Bälle mit). Tischtennis und Basketball sind gut vorhanden. Der Grill klappt super. Abends kann es etwas frisch werden. Keine Probleme mit Nachbarn. EInkaufmöglichkeiten Aldi und LIDL mit dem auto 4 Minuten entfernt.

We totally enjoyed the whole stay. a lot of things to do around this area. you can go surfing, kite surfing and we loved to play table tennis. its great that the table tennis is in a really good shape also for good players. the house is nice, the beds are great. My friends and I are travelling since years to villas / houses in summer and this is the first time that we plan to come back to a place because it just fits very very well! Thanks João!

A beautiful house with an incredible pool and amazing gardens. We had so much fun and João was absolutely brilliant, gave some great recommendations and was always available with any help we needed.

oão was an awesome host, great tips and very quick in replying. His house was amazing too: nice pool and many things to do like tennis, table tennis, … (rackets etc. we’re even provided). The location of the house is good, too (approx 10- 15 minutes to the beach by car to surf/ swim and 30-45 minutes depending on traffic to Lisbon downtown)

The private facilities were excellent. How many times have you been disappointed by the your holiday swimming pool? Well not this one. It's big and it's deep and it helped make our holiday the success it was. Add that to the tennis court, table tennis, table football and the beautifully tended palm filled gardens and you can see why we rate this property very highly. Joao is an attentive host who was always quick to be helpful with any of our needs, including arranging an outstanding private chef for a celebratory meal at the Villa. Add to that the wonderful friendly country that is Portugal and you have a perfect holiday.

Very tidy and lovely villa equipped with everything you need. Joao is a great host and accessible when you need him. Very nice and wants to share all he know about the area. We had a great stay! The villa is a quiet, clean, spacious and calming place. Very secure and private a great place for a family holiday. We used Uber and taxis for transportation to beach or into Lisbon. Joao arranged a day trip for us to Sintra and Cascais with Tiago Carrelo who was very professional and friendly. He was a great guide and very flexible. We used the tennis court and basketball a lot throughout or stay. The pool is big and clean.

Wundervolle Villa Was für wunderschöne 14 Tage in dieser Villa. Wir sind 10 Personen gewesen (7-55 Jahre) und hatten ausreichend Platz. Sehr nettes Personal und João war wirklich jederzeit erreichbar und immer bei Fragen sehr hilfsbereit - wirklich super!! Der Pool ist wirklich außergewöhnlich, so einen großen Pool für uns alleine haben wir noch nicht erlebt und dann auch noch die Tiefe Ecke, wo man sehr schön reinspringen konnte 😊� das Anwesen ist wirklich riesig mit einem wunderschönen, gepflegten Garten. Viele Anwesen drumherum sind mit Mauern umrandet, aber hier war alles so schön Grün, wie eine Oase. Man kann hier super Grillen, Tischtennis/Tennis/Basketball/Fußball spielen. Gesellschaftsspiele sind auch vorhanden. Ausstattung der Küche war auch super, so das man gut kochen konnte. Drei Kühlschränke und Eisfächer waren auch sehr hilfreich um Bier und andere Getränke kalt zu stellen 😊� Aldi und Lidl sind direkt um die Ecke und der Strand ist mit dem Auto auch in 5 Minuten zu erreichen - fahrt unten am Strand nach links, da könnt ihr direkt am Strand im Sand parken 👍� Als Tip von uns zum Essen können wir euch „Sunrise Costa de Caparica“ nennen, ist mit dem Auto zu erreichen, direkt am Strand, wunderschöner Sonnenuntergang und die Gerichte für zwei Personen mit Tischgrill waren super - Personal super nett! Vielen Dank João für die wunderschöne Zeit und die wirklich problemlose und freundliche Betreuung.

Villa with lot of amenities Villa was very convinient for two families with 10 people. Lot of activities on site and Joao was very helpful to arrange activities on the region. We hired bikes which were great fun. Also tooked wine tasting which was arranged by Joao with tranports. Pool was great and Bing with 3,5 meters deepend. We were very happy with all premimisies and arrangements.

Great! 9 of us. All had a great time and wouldn't hesitate to come back. Thoroughly enjoyable and everything that we could need and more

Everything we were looking for We had a nice stay in this villa. We really enjoyed the pool and other activities. Location is pretty good for getting around Portugal and drive around different interesting attractions. Nothing to complain about. Our group is thankful for this opportunity.

Urlaub vom Feinsten In einer umwerfenden Parklandschaft mit herrlichem Swimmingpool steht eine Villa die es an Nichts fehlen lässt. Auf dem gepflegten Tennisplatz lässt sich gut spielen, nach der Abkühlung im Pool stehen sonnige und schattige Plätzchen zum Relaxen zur Verfügung. Am Nebenhaus befindet sich die Grill-Station die gut ausgestattet ist. Lidl, Aldi und einheimische Ladenketten sind in wenigen Minuten mit dem Auto erreichbar, der riesige und herrliche Strand ist ebenfalls nur Minuten entfernt. In den naheliegenden Restaurants ist für Jeden etwas zu finden. Die Betreuung durch João und seine Mitarbeiter war toll. Fazit: Sehr empfehlenswert

Fantastic facilities close to beach and Lisbon I stayed in the villa with 10 friends for 1 week. The villa was fantastic. The pool and tennis court were amazing. The Villa was really nice and clean and Joao was extremely helpful. Really nice beach just three minutes in a taxi. Amazing seafood there too! Would 100% recommend to groups.

Fantastic holiday 😀 We were a party of 10 adults all family. We thoroughly enjoyed our holiday. The swimming pool and gardens are fantastic. Joao the owner was really helpful and always replied to any questions we had. The 3 adults in the garden house could have done with a fan as it was hot at night. The villa was roomy. None of us felt we were living on top of each other. The welcome pack of food was good. We used Ubers all week so no need for a car. Thank you Joao

Large villa with great pool and tennis courts and outside space. Three families totalling 12 stayed in the villa for two weeks. The pool was great, large and clean. Visible from the seating/lounging area which was great. The tennis court was new and a great space as were the gardens. Very secure. Local beach beautiful with a number of restaurants and bars. Two supermarkets close but not walkable distance. Very easy to Uber everywhere if you don’t want to hire a car. The annex beds weren’t great and the family staying in there did feel dissatisfied compared with those in the villa. Not comfortable and no fans available in the annex. Plenty of fridge and freezer space for drinks and food. Large kitchen with plenty of utilities. Large washing machine was very good! We very much enjoyed ourselves.

Nice house, incredible garden and poolarea The house is big and nice. The kitchen has all the things you need, big diningtable, but the best part of this house, is the garden and poolarea! We loved it and no fight to get a sunbed😀� big diningareas outside, we hardly spent any time inside. Great service when we arrived, the kleening is excelent, lots of good tips to where to go and what to do, Joao and this people did a great job doing everything they could to make our stay perfect! There is a fitness and spa in the neibourhood (7min walking) and about 3km to Lidl and Aldi. The beach is 5km away, and very nice, both for small children and surfers. The beachclub on your left side when you get down to the beach, had the best burgers. We had a car, but Uber was working perfect. Nexttime we will only use Uber. It was a bit problematic to find parking at the beach, but we found it every time. 10min to shopping Rio Sul, with a BIG Continente. There are many great restaurants within 5km, we can recommend solar das tilias and sabor meneiro in Charneca if you like meat, and oh Carlos for meat and fish. Thank you for two great weeks, we had a lovly time!!

Conforme en tous points à l'annonce Nous avons passé une bonne semaine dans cette belle demeure confortable et parfaite pour se retrouver en famille. Maison tout confort ( sèche cheveux dans chaque SDB) Joli parc très bien entretenu et agréable. Le terrain de tennis semblait "terne" sur l'annonce mais rien de tout cela; filet, ligne et revêtement impeccable. piscine irréprochable. M. Joao FRADE est un homme disponible et très agréable, de bons conseils. C'est rare et appréciable.

This villa is a lovely place to spend a holiday. The swimming pool is great and tennis court is in a good condition too. The garden is beautiful. Located in a peaceful area but not too far from Lisbon. Joao is a very helpful host.

We stayed in Villa das Palmeiras with 2 families and my parents. The villa is even better than in the pictures. Everything is well maintained and the garden, the swimming pool and the tennis court are outstanding! Lisbon is only 30 minutes by car, the beach is 10 minutes as is the golf course. João is a great host who is extremely friendly and goes all the way to make it a pleasant stay for the guests. I would really recommend Villa das Palmeiras to everyone who is looking for a great holiday close to a pleasant city and close to the beaches!

It was great Me and my family really enjoyed the property and the space that it had to offer . The garden was beautiful and we would recommend it to others. The owner dealt with everything professional and sorted out everything we needed.

We had an amazing stay at João's villa! The villa and gardens were lovely, and very spacious. The pool is much bigger than it looks in the photos, and we used the BBQ area and outside seating most evenings which was great. João provided maps, information of local shops and lots of restaurant recommendations prior to our arrival which was really helpful. There are lots of nice beaches nearby, and we visited a delicious seafood restaurant on the beach at Fonta de Telha beach that João recommended. We also surfed at Praia da Morena beach, and hired windsurf kit at Lagoa de Albufeira. This villa is perfect for a family/friends holiday and João is a wonderful host who was on hand to provide further recommendations when we arrived in Portugal. Many thanks João.

Beautiful villa with great garden and big pool Our family (from 6 years to 73 years old) enjoyed this beautiful villa during the summer. The house is very well maintained, with nice bedrooms and bathrooms and it has a large kitchen with all equipment you need. But we especially enjoyed the very nice clean and big! pool. Also the large garden with amazing big trees, palms and flowers gave us a terrific holiday feeling. The house is situated close to the beach, Lisbon and natural parks. Special thanks to our host Joao, who made us feel very welcome!

We were 3 generations staying at the house and had an excellent time! The house is better than it looks in the pictures, especially the pool which is spacious and with a perfect temperature. We spent many days just playing tennis and being at the pool. The house is perfect for families wanting a relaxing holiday. We tried a couple of the restaurants which Joao recommended. These were authentic with local cuisine and all had great food!

Génial Très beau séjour en famille réussi à merveille grâce à note hôte Joao qui nous a donné d'excellentes adresses de visites, de restaurants, de commerces pour un séjour inoubliable. La maison est très spacieuse avec tout les équipements nécessaire ainsi que sa magnifique piscine chauffée. La dépendance est très agréable et l'emplacement est idéal pour le calme total. Nous recommandons vivement cette villa à 25 minutes de Lisbonne.

Riktigt bra boende! Fint och rymligt hus med riktigt bra poolområde! Vi var 2 familjer, tot 10 pers, som bodde i en vecka. Huset är stort och fint och plats för 8st personer och i gårdshuset bodde 2 personer. Bra WiFi vilket uppskattades av barnen!! Det fanns inte aircondition i huset så det kan troligtvis bli ganska hett inomhus då det är riktigt varmt. Vi hade relativt svalt när vi var där, ca 20-24 grader, så det var inga problem. Trädgården var fantastisk med stora ytor och riktigt härliga palmer! Huset ligger i ett bostadsområde där alla hus har stängsel och det är mycket vakthundar som skäller när man tar sin promenad eller springrunda runt om i området. Det är ca 5km till havet och en fantastisk sandstrand. Där ligger även några fina mysiga restauranger. Värden Joao var mycket trevlig och även att vi kom fram mitt i natten så ordnade han att vi fick personligt mottagande av hans vänner då han själv i kunde vara där. Kan verkligen rekommendera en vecka i detta hus!

Geweldige villa met alles erop en eraan. alles was ook schoon en goed onderhouden. Wij waren met een familie (12 personen) Hele mooie tuin met een diep zwembad, een tennisbaan en een groot gras gedeelte. Ook genoeg tafels en stoelen rondom. Het is echt zoals ook op de foto's Op de dag van aankomst werden we vriendelijk ontvangen door de housekeepers omdat Joao er zelf op dat moment niet kon zijn maar via (Hidden by Airbnb) wel constant in contact. Joao geeft je via dropbox vooraf heel veel informatie over het huis en de omgeving. Wij hadden auto’s gehuurd en daarmee waren we binnen een half uur in het centrum van Lissabon. Lidl voor de verse broodjes en de andere boodschappen is op 2 min rijden, maar dat staat allemaal al in de dropbox. Bij ons was het koffieapparaat kapot gegaan, maar een (Hidden by Airbnb) je en er werd bijna direct een nieuwe geleverd. Wij kunnen de villa van harte aanbevelen, Joao doet heel erg zijn best om het je aan niets te laten ontbreken. Geweldig.

Really nice villa, very clean in a quiet complex We are a group of 11 guys aged from 18-20. This was our second holiday in as many years as a group, having visited a small area near Valencia last year (Alberique) this year we decided to venture to Portugal. The villa was in a small and quiet complex in Sebutal, around a 45 minute drive from Lisbon airport. A taxi cost us €40/50 (some of us got uber, some jumped in a taxi at the airport taxi rank). Upon arrival we were greeted by one of the most friendly gentleman we have ever met, we never actually got his name but when conversation surfaced about him we would usually call him "that guy" as he really was that guy. He was very helpful upon arrival, showed us around the villa, gave us lots of information. "That guy" offered to drive myself and 2 others to the nearest and most beautiful beach, local supermarket (Aldi) and the bus stop which got us from he villa to the beach. We never worked out if the buses in Sebutal sold returns so we ended up buying €2.25 singles each time. Maybe try and learn what 'return' is in Portuguese if you'd like to save yourself some coins when you stay. We are English and speak absolutely no Portuguese so communication was slightly difficult but anything that was a struggle to communicate about was solved by the owner of the villa. Joao, who we met midway through our stay, also a very friendly and chatty man. He spoke very good English and was very welcoming and helpful with the information he gave us. For example, he gave us a pizza delivery service which we enjoyed around 200€ of pizza from (and that was with 30% discount for spending so much). He also told us how bad the beer was we were drinking and recommended a local beer which I won't lie, was a lot better. Although as a group of English students we couldn't afford to from drink it all week and after seven beers each everything tastes the same anyway. For us, this villa was perfect, very clean and located perfectly as we enjoy exploring the local areas of small towns. We didn't have a car therefore there was almost nothing to do outside the villa, so if you're looking to explore further I'd recommend a car. A bus was enough for us. On our final night we decided to mix it up and spend it on the beach instead of the villa, turned out there our several bars on the beach. Strongly recommend Rampa Beach Club! Our night lasted until 8am. Was fun Overall, this week was ideal for us and it was sad for us to hand over the keys to that guy and say goodbye. Thank you Joao

Great villa with amazing garden and pool Thank you João, you where Great host, helpfull and welcoming. We had such an amazing holiday. The property is as beautiful as it is in the pictures. The pool was our favourite and we played a lot of tennis. We recommend for the visiters to get your own car, we transported by taxis and busses. It was a bit challenging but we always got to the destination we were heading. The beach near the villa is the most beautiful we have ever seen. High recomendations!

Nous avons tous été conquis par cette superbe villa ou nous avons passé une semaine en famille avec enfants (6) et petits enfants (4). Elle était faite pour nous ... Très bien située, à 30-40 minutes des principaux sites touristiques de Lisbonne, à 5 minutes de la plage et du golf ... Les petits enfants ont particulièrement apprécié la piscine, où ils passaient le plus clair de leur temps. Pour les plus grands, c'était le tennis, les terrasses et le jardin très bien entretenu. Et quel accueil chaleureux. A notre arrivée, nous attendait un plateau de charcuterie et de fromage accompagné de vins. En conclusion, un séjour de rêve. Nous recommandons cette villa pour un séjour en famille ou entre amis

João was very helpful in sending lots of recommendations and he showed us the best local shops and restaurants. He was accomodating and told us to treat the house as our own. The house is very beautiful with stunning gardens. The interior is nicer and more spacious than it looks in the pictures and everyone was happy in their rooms; plenty of room for 10 people. Outside is really stunning and the pool and tennis courts don't disappoint! We also bought a badminton court and set that up on the grass so there was plenty of activities. A short drive from a beautiful beach with lovely fish restaurant and some bars. Sintra was 40 minute drive away and stunning, and Lisbon is easy to get to in about half an hour. A beautiful city to explore on foot. Do read the recommendations in the book as we found some lovely places in there. Sunbathing and reading in the garden, enjoying the forest views and jumping in the cold pool were my favourite parts! Can't recommend this house more highly!! The garden looks too good to be true but it is everything the pictures promise and more. Had a week with family including baby and the facilities for children are good- 2 cots and high chair for feeding. Second week was with friends and they all loved the place. Because of the facilities and supermarket so close we mainly cooked at the house so it was quite cheap in the end. Ample bathroom facilities too. Perfect with family and friends. A quiet neighborhood meant it was very relaxing but we were able to play music because of the size of the place. Sad to be back home now but hoping to come again! Thank you João. Becky

The villa was great. Nice and spacious inside with everything you need. I have stayed at a lot of villas where the kitchen lacks a lot of saucepans and handy utensils but this had everything we needed. The Pool is AMAZING and very clean. The gardens are everything and more than the pictures. I would thoroughly recommend this villa to anyone. We had 3 different groups/ families and we didn't feel on top of one another. Fab!

The villa was absolutely beautiful. The pool was very large, it is much larger in real life than it looks on the pictures. The tennis court was also fantastic. The rooms were well made up with plentiful towels and the gardens and facilities were superb. We had a great holiday and thoroughly recommend it to anyone. The host and his family were very kind and showed us where all the local supermarkets were and the beach

We had a fantastic vacation in this Villa. It was perfect from day one and our host Joao help us in a fantastic way during our stay. Top notch service! we also had some problems with sickness and also here our great host Joao help us both with booking a visit to a clinic and also by mobile help us with language difficulties with the doctor. So I can by all my heart recommend this host. 5 stars of 5 possible. All the best Peter
