Villa Pavao, Just Off The Strip, 5 Bedroom Villa, Private Pool

Would recommend once a few areas have been addressed, main recommendation is the pool!

Stayed as a group of 8, with 3 adults and 5 children (aged 8-14), for 10 nights from 20/08/19.

Outside space is fantastic with a very large pool set in gardens with plenty of sun beds, although only one parasol.
Table tennis set up in the shade on the grass with a table for eating (Seats 8), also a pool table although extremely old and uneven so very difficult to play.

The whole site is gated although the entrance is shared with 2 other villas, 1 of which is accessed by walking directly past the front bedroom windows.
I mention this as it’d be great if a large group was booking all 3 villas, however be mindful as you do not know who will be stopping.
For half of our stay we had families which meant the main gates were kept shut and not wild parties etc. However for the other half we had two large groups (one female group and one male group) who proceeded to have an all night pool party on evening til 5.30am!!
This was extremely loud (which we could of dealt with) but the excessive noise constantly walking past the bedroom window and people congregating on the shared driveway led to a terrible night for us all.

As for the villa itself, nicely laid out with 3 bathrooms, two of which shared between bedrooms. Dinning table (again seating 8) and sofa seating in the same central area. Small kitchen, but fine for holiday needs. Air conditioning in all rooms except the kitchen, so ensure the back door remains closed as fridge overheats. New washing machine and dishwasher which were used on a daily basis.

Villa is dated and tired, multiple issues for which the majority Miguel didn’t assist or respond;
- broken hob in kitchen (smashed glass)
- blood on shower curtain (washed as soon as we arrived
- 1 air conditioning unit constantly tripped off
- dinning table and coffee table both glass topped, that was attached and easily slid from the frame!
- one dinning chair completely collapsed under the weight of a small child! Wood frame that was only pushed together!
- fridge is full of rust and needs replacing
- hot water ran out within 15 mins of showers running, luckily we only had 8 people and mainly children.....
- windows in bedrooms could be opened from the outside (Miguel did come and look at these)
- Pool man will turn up at any point of a day and fill pool with chemicals, no sign that’s he’s been however can’t use the pool for 30mins!

Leaving is also unorganised and frustrating!
Would be great if they’d tell you from the beginning that if you are having the return transfers with them then the cleaners take your cases and the driver has them in the vehicle when he collects you for your transfer to the airport.
Instead we spent almost two hours trying to get hold of Miguel to understand what was happening. On the end spoke to Jim (in Jersey) to try and understand.

If Miguel hadn’t turned up with a screwdriver to fix the windows I honestly wouldn’t believe he existed!

All in all a lovely holiday with a great pool, however tired (and in some cases dangerous) villa with unhelpful management. Such a shame as it does have fantastic potential.
Would definitely benefit from making a separate entrance for each villa on site!

Pictures dont give an accurate image of this property, e.g. a porch is shown but not there (anymore). In general, reaction of facility manager upon requests was not accurate/poor. One toilet was not flushing and was not repaired during our stay. Several things were broken (gate, shelves in fridge, massage shower, tennis table), missing (remote, wine glasses, welcome package, sun umbrella), wifi was not working for two days, tv the whole week. Pool and garden were great. Enough space with the 5 bedrooms and 3 bathrooms inside. Close to the strip, but not too much noise. Great beach (Praia dOura) only 10 minutes walk. Albufeira old town only 5 minutes drive.

Where to start!! Property pictures are not related to this property. Pool filthy with terrible algae on the bottom and sides of pool. Property not ready on time (as per time stated on villarenters). Curtains hanging off rails, bedroom furniture broke, toilet seat broken and worst of all the waste from the ensuite toilet appeared in the shower. This was not resolved until day 9 of our holiday. As of today I am still awaiting a response from the owner to several emails that were sent. If anyone would like to view any photos to back up this review, please feel free to contact me. Definitely not worth the money paid.

Stayed in Villa Pavao July 2011

Villa Pavao was gorgeous and exactly what we wanted! We had a fantastic holiday. It was in a brilliant location, just off the strip and near to the beach :-) The pool was larger than we hoped for and the pool table etc were excellent! The villa itself was lovely and had everything you could need. Jimmy the Villas manager was very helpful and always available. Would definitely go there again, just sad its over already.

Excellent location, bright modern villa, home from home. Would definatley stay there again.

Lots of rain when we were there and we had some problems with flooding, but to be expected.
