Overview
This one-bedroom, self-contained apartment sits along side the strada del polaco (SP.321) on the outskirts of the historic town of Cetona.
The apartment is attached to the owner’s home on this beautiful, organic smallholding overlooking vineyards, olive trees and sunflowers. It is in the country, but still convenient for touring the rest of Tuscany and Umbria. The area is stunning with incredible views.
It is a 10-15 minute walk to the town of Cetona where you can have coffee in the piazza with the locals. There is also a shop that sells produce, one that sells meat, a bakery and convenience store for anything else you may need. There are a few restaurants in the town of Cetona itself.
The apartment has a double-bedded main room, bathroom with shower over bath, a full kitchen with gas cooker, fridge, wood burning stove, dining table with four chairs, a large balcony with table and chairs with views over the unspoilt countryside. The apartment would usually accommodate two people possibly three by arrangement, as in the main bedroom there is a futon sofa bed.
Amenities to include all towels including beach/swimming, bed linen, dishes and cooking utensils. A pleasant sunny garden with mature olive trees, lavender and roses surrounds the property where chairs and table are available for sitting and eating. Home grown organic produce available for purchase including olive oil, wine, honey, jam, eggs, seasonal vegetables and fruit.
The airports of Roma (2.30 hours) , Firenze (2.00 hours) and Pisa (3.00 hours) Perugia(1.00 hour) by road or rail.
There are many Medieval and Renaissance towns and villages in the surrounding area: Siena, San Gimignano, Perugia, Assisi, Orvieto, Montepulciano, and Pienza. The area is good for walking, hiking, horse riding, many natural hot, and cold thermal springs.
Cetona is the typical medieval village placed under the foot of an isolated mountain that originally was a volcano and where it is possible to visit Bronze Age caves. Nearby there are many tombs and archaeological Etruscan sites. The economy is mainly still based on agriculture and the landscape reflects this.

Cetona
Cetona is a town and comune in the southern province of Siena, Tuscany, in an area where Umbrian and Lazio meet. The geographical elevation is between 250 and 1,148 meters the town is situated at around 350 metres,
Some of the oldest human settlements of central Italy were discovered at the base of Monte Cetona, such as the Gosto cave early neo-paleolithic, 40-80th century BC and Lattaia cave 9-10th century BC.
The Belverde park host 25 prehistoric and Bronze Age caves, such as the San Francesco cave. In addition, Several Etruscan finds.
The town of Cetona developed on the hillside around the Rocca fortress containing a square tower (ca900ad) and an inner fortress wall. It became know as the Scitonia castle. In the 1300s, Cetona was alternately ruled by Siena and Orvieto, and after a brief ruling by Perugia annexed by Siena. An outer wall was built, containing two round towers (1458 AD).
Grand Duke Cosimo 1 de Medici sold Cetona in 1556, to the marquis Chiappino Vitelli (1519-1575), who made the fortress into a private residence, and built the piazza, today named Piazza Garibaldi. His descendants also erected palazzo Vitelli in the late 1600s. Cetona was connected to Sarteano (1772-1840), and included in Italy by King Vittorio Emanuele 11 (1861).
The name of Cetona or Citonia (local variation) probably comes from the Latin word caedita, (deforestation with regard to a deforested and cultivated).
Churches in Cetona are the Chiesa di San Michele Arcangelo (built 1155) and the Chiesa la Collegiata della San Trinita church (1745), as well as the convento di San Francesco (1212) and the convento di Santa Maria a Belverde with frescoes by Cola Petruccioli of Orvieto.

We had a lovely stay. The apartment was excellent, clean and modern, it has a balcony where you can eat and take in the views. Adrian was welcoming and very helpful. The town of Cetona itself is a hidden gem and is a great base to explore Tuscany and Umbria from. We had a thoroughly enjoyable week.

We have just passed a wonderful week at 'Casa Degli Olivi' It is a veritable home from home. Clean, extremely well equipped (what you do not have Adrian or Fabio will provide for you) deceptively spacious with ample storage space.
One or two people have written about the traffic noise - so I must address this point. Yes the villa is next to a 'moderately' busy country road leading to the village, but traffic tends to be in the morning when people are going to work and again in the evening (some also at lunch time). This was mainly just cars, the odd scooter ad occasional bus or bin wagon and was not a problem - the sounds that I have brought home in my memory are those of the crickets and doves and the cockerel in the garden we could hear wen sitting on te terrace looking out over the gorgeous Tuscan countryside.........
Cetona is delightful and unspoilt and friendly and there are two very nice restaurants, a couple of café bars where you can hang out with the locals, and aso a weekly (?twice weekly) market.
The apartment is in a prime position for reaching the main auto strada and main line train line to both Florence and Rome, and Sienna, San Gimignamo, Montelupciano and Cortona are a comfortable drive away.
The guys welcomed us with a bottle of both their red and white wine and their excellent olive oil, and eggs still warm from the hen!
The garden is bursting with olives and grapes and tomatoes and peppers and plums and pears - and all manner of other delicious home produced produce - even honey made from bees who gather their nectar from sunflowers.......
Personally we cannot wait to return - Thank you so much for your wonderful generosity in every sense of the word

What a fantastic experience in the Italian countryside. Two weeks tucked away from tourist mayhem. Even prior to our departure from the Middle East to start our holiday, the owners answered all our enquiries quickly,efficiently with sound advice. The accommodation was as described and perfect, and more than fulfilled our requirements. The property is centrally located to so many places of interest and if required close to rail if wanting to adventure further a field. The owners are very friendly and are able to supply lovely fresh farm produce, of which many a meal was made and enjoyed while seated on the balcony overlooking the valley to distant hills. Local environs offered great opportunities to further experience true Italian food, wine, culture and friendliness. We both would highly recommend a stay at Casa Degli Oliveli.

We stayed at Cada degli olivi for 9 nights and enjoyed our stay immensely.
The property is a self-contained apartment adjoining the owners house. The apartment is compact, but absolutely fine for what we needed. The kitchen has everything we needed given we werent staying for weeks and weeks. The bathroom is well done too - clean & well kitted out. The bedroom doubles up as the lounge & is relatively spacious.
From the apartment you can walk to the nearby village of Cetona, which is absolutely stunning & has some nice restaurants / cafes. It is about a 15 minute walk and half of the walk doesnt have a pavement, but if you take a torch (as we did) then youll be fine.
The apartment faces out towards a road (albeit there is garden between the apartment & the road - so you cant really see it), but to call it a main road is not fair. Whilst we were there youd probably see 2 or 3 cars per minute, and after a very short time you dont even hear it any more.
The apartment is on a small farm, and Adrian & Fabio (the two owners) are simply wonderful hosts. Were into home-grown food and we were provided with fruit, wine, etc. on a daily basis & we only paid for the wine & a few bits in the end. They were very friendly & we felt very welcome.
We really enjoyed sitting out on the balcony with some of the wine made by the owners & enjoying the wonderful atmosphere & reading books!
We stayed at Casa degli olivi during a period of unseasonably hot weather. We came during the hottest summer for almost a decade, with temperatures of almost 40 degrees centigrade each day. The fact that there was no aircon was a bit of an issue, with some hot nights, but we were soon provided with a fan by Adrian & Fabio & that really made a difference. If you are planning staying during the height of summer, be aware that this might be an issue, but whilst we were there the windows were being measured for mosquito screens that would have allowed the windows to have been left open, which would have made a big difference.
The apartment was really clean when we arrived, and we were provided with clean linen & towels during our stay.
We would certainly recommend staying at Casa degli olivi, and we would certainly like to go back at some point too.

Casa Degli Olivi is a delightful, spotlessly clean apartment in a very picturesque area of Tuscany. The owners, Adrian and Fabio could not be more helpful. The view from the balcony is fantastic and having breakfast, or just a glass of the guys home made wine, there was a real treat.
Casa Degli Olivi is an excellent base for touring the Tuscan towns and villages and a rail station in the nearby town of Chiusi (6km) has fast trains to places like Florence and Rome as well as local services to nearer places. Fares were well priced, too. Check them out on www.trenitalia.com (English option) before you go.
Cetona itself has 3 good restaurants so it was a pleasure to have a lovely meal with local wine and stroll back to Casa Degli Olivi afterwards. But do take a torch as the streetlights end just outside the main streets.

The property was very well looked-after and well-presented throughout: very clean and comfortable. It was in a quiet and relatively secluded location - but not so secluded that we felt cut off from the outside world. The balcony had superb views over the Tuscan countryside: an ideal place to forget about things back home and get absorbed in a good book.
Cetona was an easy walk away, and the apartment itself acted as an excellent base from which to explore the surrounding area. (While not essential, having a car on hand was definitely a good thing.)
Adrian was a thoughtful and attentive host - and being able to purchase home-produced goods from him was a really nice touch.
In short, we were both very glad to have chosen to stay here, and would certainly recommend it to others.
