Overview
Villa Elia is a beautiful property that was originally built as a family home – giving it the space, level of comfort and ambiance not normally found in a purpose-built holiday home. The villa stands in four acres of lovely grounds at the end of a private country lane and is not overlooked. Surrounded by lawns, flowering shrubs, pine and citrus trees, it provides a peaceful, private and secluded oasis - yet has the convenience of being only a five minute drive from the huge sandy beaches of Kalamaki and a vast selection of restaurants, tavernas and shops. The villa is in a delightful rural area which makes car hire essential.
The sunny main terrace leads onto the pool terrace with its substantial sparkling pool which is serviced daily, a shady pergola and stunning views. To the side of the villa is another vine covered terrace and full size dining table and chairs - the perfect place for eating with its fabulous backdrop of the bay on one side and the harbour and Zante Town on the other. There is also a third, raised terrace in the garden with stunning sunset views over the western hills.
Inside the property is a spacious open plan living area with a large, comfortably furnished lounge, internet flat screen television with BBC, ITV etc. Netflix and Prime channels, DVD player and music system (bring your iPod as there is a hook up via the amplifier!). plus bluetooth You’ll also find some homely touches like bookshelves loaded with books, a selection of board games and a great choice of films on DVD. There’s a good wifi connection.
The farmhouse style kitchen has a table that seats six and lots of storage, plus fridge freezer, a dishwasher, full sized oven and a microwave. Elia really is a home from home, and comes fully equipped with everything you could need – including the kitchen sink! There is a vegetable garden where you can pick your own. Zakynthos is proud to be the first Marine Park protected area in the Mediterranean due to its beaches being the chosen nesting place of the caretta caretta (turtles). As a result, all development in the Park is forbidden, allowing Elia to enjoy wonderful solitude whilst at the same time benefiting from the convenience of nearby beaches and resorts.
Zakynthos, or Zante as it is more commonly known, is also referred to as the ‘Flower of the Ionian’ in recognition of the island’s exceptional beauty. The locals are renowned for their true Greek hospitality, which no doubt accounts for why so many holidaymakers return to the island time and time again.
Geographically the island is the most southern of the six Ionian Islands and is located off western mainland Greece. It has a Mediterranean climate with long hot summers and warm wet winters (making it very green and fertile).
The capital Zakynthos Town with its shops, museums, restaurants, bars and outdoor cinema, is architecturally extremely attractive and full of the influence and culture of its Italian ancestors.
Villa Elia sits at the head of what is known locally as the ‘hidden valley’ - a sparsely populated fold in the hills between the beach resorts of Kalamaki and Argassi, and a completely unspoilt area of the island. This is glorious walking country, where you can wander amongst the olive groves and pine woods, with unexpected and lovely sea views at every turn or, if you’re feeling more adventurous, you can walk the length of the valley to the sea.
The villa's enviable setting in an elevated position within Zante’s National Marine Park (rental villas within the National Park are few and far between due to recent conservation laws) gives it almost 360º of stunning panoramic sea views - across the bay in one direction, over the valley in another and towards the harbour and Kefalonia in yet another. You’re also only a five minute drive from vast soft sandy beaches, and the sophisticated shops, bars and restaurants of Zakynthos Town.

5/5 A lovely villa with amazing views to Zakynthos Town on one side and Kalamaki bay on the other. Elevated away from the hustle and bustle which was very relaxing. Midnight swims in the illuminated pool and barbeques on the terrace made for a wonderful holiday.
5/5 WONDERFUL By Mandorlo Family WONDERFUL - we had the most fantastic stay at Villa Elia. The location, the villa, the pool, the location, the peacefulness, the local tavernas's, food, weather, island attractions, friendliness - just perfect. John, the owner, was very lovely, easy and efficient to deal with as were the caretakers of the property in Zakynthos. I highly recommend this beautiful venue for a great family holiday.
Outstanding villa This was our second time at this villa and it is simply amazing. An unusually large pool, total privacy, everything works, comfortable throughout and astonishing views over the Ionian Sea. One of the very best villas in Greece. John is fantastic to deal with and helped us out in many ways, and locally Maria and Spiro are there to offer advice and assistance at any time. It really is perfect here. 5 of 5
Such a beautiful villa in a quiet and stunning location. Perched above Kalamaki with panoramic sea views on both sides, you could never get tired of such a view!. Large, clean and well maintained pool. The location is great providing a tranquil haven with more bustling resorts only a short drive away. A car is essential to explore the stunning island of Zante. John (the owner) made booking easy and communication smooth. Using the recommended app 'What3Words' we found the villa without any problem. The information pack also uses this to guide you to local supermarkets, restaurants, beaches and places of interest making moving around the island simple, There was a welcome pack in the fridge on arrival with all the essential goods. Spiros and Maria, a lovely couple, met us at the villa to show us around. They help maintain the villa and pool and are on hand should you need them. They also have lots of local knowledge and information to support your stay. A truly fabulous place, we loved every minute and wouldn't hesitate to come back. 5 of 5
5/5 A fabulous place to holiday By Emma Hall Stayed 05-Sep-2021 From start to finish. we had a wonderful time. The villa had amazing views, was homely and well appointed. Nothing was too much trouble and there was a super welcome basket on our late arrival. We loved staying here, being really remote up in the olive groves, but only ten minutes from the port with its shops and restaurants. Head up the other end if the island for total remoteness and hire a little boat to explore up there. Wonderful trip!
5/5 We have just returned from Villa Elia and everything was wonderful. John, the owner, was very helpful and understanding, from when we first booked the villa to actually going as travel was rather uncertain due to Covid but it all went very smoothly. He arranged for Spiro to meet us at the airport and he showed us to the villa. He and his wife Maria are lovely and gave us lots of information. There was a nice welcome pack with lots in the fridge on our arrival. The villa is in a great location, secluded and peaceful but just a short drive to some lovely restaurants, supermarkets and beaches. We were a party of 4 adults and 3 children and there was everything we could possibly have wanted in the villa. The views are amazing and the pool is a great size, bigger than average, and Spiro cleaned it every day. We had a brilliant time and were sorry we had to leave. Our thanks to John, Spiro and Maria.
5/5 THE most stunning location. We have rented many villas in a variety of countries but Villa Elia offered the most beautiful views. The outside space from the front drive with beautiful old olive trees afforded beautiful views over Zakynthos Town and the terrace surrounding the pool gave beautiful views towards Kalamaki and beyond. The pool was an absolute joy and the beautifully planted and large terrace and all the shady areas were all one could ask for. Inside had everything we needed and the air conditioning in the bedroom was very welcome. Villa Elias location is superb for nearby towns plus local restaurants and supermarkets for ‘provisioning’. Spiros and Maria who met us at the airport and showed us to the villa were delightful and helpful with tips and suggestions. The only downside to our week at Villa Elia was that our holiday was too short we’ll be back for much longer next time. Thank you John
5/5 We absolutely loved Villa Elia. The villa is spacious, very comfortable, completely private and just as described. The setting is breathtakingly beautiful with stunning views on all sides. The interior living space is great and lined with a terrific library of books - however, our weather was wonderful so all our time was spent outside where we made very good use of the fantastic huge pool. Good base from which to visit Zakynthos Town and explore the beautiful island (if you can manage to drag yourselves away from the Villa) and we were particularly delighted to find some excellent wine tastings - most enjoyable Grampsas and Art & Wine. Who knew Zakynthos had such splendid wine! We were given such a warm welcome by Spiro and his lovely family who guided us to the house and look after the property. They so generously gave us produce from Maria's garden - what a treat! Spiro is on hand if you need him but totally unobtrusive. John is a great communicator and very helpful during the easy booking process. I would not hesitate to recommend this villa to anyone and, if we return to Zakynthos in the future, we would definitely choose to stay in Villa Elia again.

I bought Villa Elia 25 years ago and lived there for 15 years. Over time I have developed the villa: adding the whole surround patio, swimming pool and gazebo and generally upgrading the villa. The one thing I couldn't improve on are the fantastic views and location and the convenience of being within a few minutes drive of the beach, shops and the town - which are the reasons I bought the villa.
