5 Star Review Das Haus von Kash liegt liegt in perfekter Lage am nissi Beach (400 Meter Fußweg). Es schön groß und geeignet für 8 Personen ( wir sind zu zweit geflogen). Der Pool ist sauber und die perfekte Erfrischung an an einem heißen Tag! Man findet alles was man für den Aufenthalt in direkter Umgebung ( Restaurants, Supermärkte etc.) Das Haus ist super ausgestattet und es hat an nichts gefehlt.Die Kommunikation mit kash war ausgezeichnet! Meine Frau hat eine Überraschung zum Geburtstag von Kash bekommen, darüber haben wir uns besondera gefreut! Allerdings sollte man keine Abneigung gegen Katzen haben, davon gibt es viele in dem Viertel. Ab ca. 22 Uhr hört man die "Musik" aus der Karaoke bar, das hat uns eher amüsiert und nicht gestört. Ich würde jederzeit das Haus von Kash weiterempfehlen, das hat unseren Urlaub perfekt gemacht. Kash's house is in a perfect location on nissi Beach (400 meters walk). It's a good size and suitable for 8 people (we flew in pairs). The pool is clean and the perfect refreshment on a hot day! You will find everything you need for your stay in the immediate vicinity (restaurants, supermarkets, etc.) The house is well equipped and nothing was missing. Communication with kash was excellent! My wife got a surprise for her birthday from Kash, we were very happy about that! However, one should not be averse to cats, there are many of them in the area. From about 10 p.m. you can hear the "music" from the karaoke bar, which amused us and didn't bother us. I would not hesitate to recommend Kash's house, it made our holiday perfect.

Lage ist optimal, der Nissi Beach und ein Supermark sind eifach zu Fuss zu erreichen. Nice big house with a great garden. Check-in worked perfectly even though we arrived in the middle of the night. Very helpful and hospitable landlord. The location is ideal, the Nissi Beach and a supermarket are easy to reach on foot.

4 Star Review Firstly, Kash was great, responsive and provide information and help when needed in a timely manner, just what you need from a host. The Villa is nice and spacious, pool and outside space is amazing, with a short walk to the amazing Nissi Beach. Some nice restaurants all within a few minutes walk. Check out Atlas Italian, and Mangas Restaurant, great experiences with the staff and the food was pretty great also. If you want a restaurant with a view the Vala Beach Club is fantastic, though a little expensive, but worth it for the view. The only downside for us as a family of 4 with two teenagers was the noise at night. We were hoping to be far enough away from the action but the back of the villa does face towards a sports/karaoke bar which usually resulted in music and some out of key singing until around 2am. Its not too bad inside the villa but sitting outside at night was less enjoyable at times. Otherwise we enjoyed our stay.

Perfect voor gezelschappen t/m 8 personen. Nissi Beach op loopafstand. Dit geldt ook voor de vele restaurants en uitgaansgelegenheden. Andere prachtige stranden op 15 tot 20 minuten met de auto. Beautiful large house in a top location. Lovely garden with sun beds, terrace, swimming pool and barbecue. Large, well-equipped kitchen. Air conditioning throughout the house, also in the 'pool house'. Perfect for groups up to 8 people. Nissi Beach within walking distance. 5 Star Review I had a wonderful time at villa Sofia, kash our host was available throughout on WhatsApp and even organised a welcome pack and airport collection. The villa is very well located across the road from Nissi beach and has a secluded garden with private pool. The villa was clean and well prepared for our visit. Can’t wait to visit again next year.

5 Star Review Spacious property in a great location, brilliant contact with property manager Kash was brilliant throughout the whole process of booking, and booked a transfer to and from the airport for us. The property was spacious and clean, located just a few minutes from the lovely Nissi beach and not too far of a walk to the centre, with plenty of taxis around. Brilliant property for groups or families who want plenty of space without being too far from Ayia Napa!

4 Star Review We had a lovely stay at Nissi Beach just a few issues: - everywhere needs a lick of paint/an update - BBQ is very basic but we managed to have a BBQ from it - had issues with the pool but these were resolved once messaging Kash What we loved: - brilliant location close to Nissi Beach & Ayia Napa centre but far enough to be away from the noise if you wanted - the pool is a brilliant size and the sunbeds are comfortable - outdoor seating areas are both really good we ate lunch outside every day and the other seating away is good for playing cards - both showers really powerful - air conditioning is good but you do have to press it every 4 hours to keep it on - there is LOADS of adorable cats near the villa (for non animal lovers they don’t come near you unless you call them) we fed them every single night (cat food is 60 cent at the supermarket) Best restaurants nearby: - red ruby - tequila Mexican - rooftop burger bar - atlas (my fave) - Gary’s (for a full English) - central cafe (the best lunch) Getting to Cyprus from the UK with coronavirus: - negative coronavirus test result within 72 hours required - the other side you have to show your email to show your booking for your test and then an email or text confirming that you’re negative really quick and easy process - whole process stress free with no quarantine when we were back, 100% get to Cyprus if you can everything is so covid safe and there’s so many brilliant bars/restaurants ran by lovely people If you’re looking for a funny cheesy night we went to senior frogs one night and it was truly hilarious highly recommend (they will pick you up and take you home too for free) Overall we loved our stay at the villa, Kash responded when we needed and we had a brilliant 10 days. Would recommend this place to friends and family. (To all my fellow animal lovers make sure you feed and give water to the cats on your stay they’re ADORABLE and bring all their kittens out to play )

5 Star Review Great villa and close to all you need We stayed at Villa Sofia 19-26 October 2019 and have no complaints. The villa was clean and tidy. Kash was always available if I had any questions and especially helpful even helping us with transfers from the airport to the villa. This is a great place to stay if you want slightly away from the buzz of the main town. There is a bar close by that can be loud at times in the evening but it didn’t bother us too much.

5 Star Review Thankyou so much kash the villa was amazing easy booking easy to find kash sorted our transfers for us from the airport the villa was so nice and spacious 7 of us stayed here 5 adults 2 kids didn’t feel we was in each other’s way at all the kids loved the pool and having a safe secure garden to play in was most relaxing holiday we even had friends round for lunch 15 people nicely enjoyed a day in the garden and pool , shops all close bars the best bakery lots of bars and restaurants 5 mins walk we eat at nearly every one down our strip on Nissi Avenue they was all amazing 10 min walk to Nissi beach a must go stunning beach crystal clear water , water sports , we hired out scooters near by they was the best to get around at 10 euros for 2 hours the kids loved them you can get on a bus and travel to other towns for as little as 1:50 euro 20 min walk to fair we walked there but bus in 5 mins was an amazing holiday thankyou so much defiantly recommend and would love to come back :)

4 Star Review Wunderschöner Urlaub Wie in jedem Urlaub hat man positive und negative Punkte. Zusammengefasst war es ein toller Urlaub in einer tollen Villa. Besonders gut gefallen hat uns auch die Lage. In unmittelbarer Nähe ist der Strand, Einkaufsgeschäfte, Apotheke und Restaurants. Leider waren die Betten unbequem und ab und zu war die Lautstärke einer Bar in der Nähe störend. Ansonsten haben wir aber keine Kritik und haben den Urlaub sehr genossen. Bei Fragen war der Kontakt immer schnell hergestellt und hilfreich. Mehrfach wurde Unterstützung und Hilfe angeboten für die Organisation des Transfers zum Flughafen und ähnliches. Was uns auch überrascht und sehr gut gefallen hat war der Wechsel der Handtücher und Bettwäsche nach der Hälfte der Zeit. Wir sind uns einig und würden es in jedem Fall weiterempfehlen. Beautiful vacation As in any holiday you have positive and negative points. In summary, it was a great holiday in a great villa. We particularly liked the location. In the immediate vicinity is the beach, shops, pharmacy and restaurants. Unfortunately, the beds were uncomfortable and the noise from a nearby bar was occasionally annoying. Otherwise we have no criticism and enjoyed the holiday very much. If there were any questions, contact was always made quickly and helpful. Support and help was offered several times for organizing the transfer to the airport and the like. What also surprised us and we really liked it was the change of towels and sheets after half the time. We agree and would definitely recommend it.

5 Star Review Lovely villa We were looking for a villa that was light and airy with good outdoor space and situated close to shops and restaurants. Villa Sofia delivered on all counts. Although close to the main road it was mainly quiet apart from the karaoke bar (which was entertaining!) at night when sat outside. I couldn't hear anything when the doors and windows were closed. The villa was clean and well equipped with everything we needed. The outside area was superb with the swimming pool and a choice of shaded seating areas. Kash, the owner kept in regular contact before and during our stay. The only slight criticism was the air con was on a two hour timer and it was frustrating having to keep turning it on in the night. Also the beds were uncomfortable and not easy to get in and out of. Even with these slight criticisms we thoroughly enjoyed our stay and I would definitely recommend Villa Sofia.

5 Star Review Excellent accommodation for adults or families Quiet location, with a great pool. It is two minutes walk from a small supermarket and about a 10 minute walk to the beach.There are several restaurants within an easy walk. There are I believe good busses around Ayia Napa but the youngsters tended to use taxis which are not expensive to get to the part of town with the clubs and pubs at night.If you want beach and clubs you do not need a car, if you want to see more of Cyprus a car is handy. The garden is spacious and there are always areas of shade to sit in which is essential as it was Very hot when we were there. A wonderful place to go for a holiday.

5 Star Review Five of us stayed at Villa Sofia and had a great time. The villa is very spacious and the garden/pool area was larger than expected - a truly great place to relax. The location was ideal for local bars and restaurants (pizza's (plus food in general) and service at Atlas Italian was fantastic)). Also several supermarkets are nearby as well many fantastic beaches. Nissi beach is the closest but many others are in easy walking distance. Ayia Napa is about a 30 minute walk (buses / taxis are also readily available). Wifi worked well downstairs and throughout the garden area. Kash was excellent at communicating before, during and after our stay ensuring everything went smoothly throughout - a truly great host. We would highly recommend Villa Sofia!

5 Star Review Just returned from a weeks holiday at Villa Sofia and it was fabulous! The villa had everything you could need, very spacious, well kept and is located in a lovely quiet area. It's only a 5 minute walk from Nissi Beach and less than that to various shops, bars and restaurants. Kash, the owner, was extremely responsive to any questions or queries and went above and beyond to make sure everything was perfect. We enjoyed it so much we're looking to book again for next year. 5 Star Review Sofia is a lovely villa, well specified, good sized rooms and great outside space. Kash is a great host, and was in touch with us before we arrived to make sure we had transport from the airport, and had all the information we needed to get to the villa ok. He provided a cot and high-chair for us, for no extra charge, which was great! He kept in touch with us and resolved any issues quickly and without inconveniencing us at all. The villa is just round the corner from several restaurants and shops, but the street is very quiet and ideal for accessing the surrounding area. We enjoyed our stay very much, would certainly stay again if in the area.

5 Star Review We stayed in the villa for 5 months from late October 2018 to late March 2019 and it was a fantastic experience. The villa is in a quiet area, just off the busy Nissi avenue, a five minute walk from Nissi beach and a twenty minute walk into the centre of Ayia Napa. There are bus stops nearby on Nissi Avenue which are served by frequent and cheap buses into Ayia Napa and onto to Protaras and Paralimni or from Ayia Napa to the water park and further afield. There were a number of decent restaurants within easy walking distance, including our favourite, Sacramento. The villa itself provided all the required facilities, a large fridge freezer, cooker with hob, microwave, washing machine, dishwasher, swimming pool (maintained all year round) TV, bluetooth speaker, internet providing Wifi and wired access and a MAG box to watch TV via the internet. There are three bathroom/shower rooms with toilets, solar powered water heater and air conditioner/heating units in each room. There is plenty of space both indoors and outdoors. Most of the time it was just the two of us, but when we had friends and family visit there was sufficient room for all. A huge plus is what we called the 'granny flat', a self contained apartment on the side of the villa which allowed an additional bit of privacy if required. The owner and the villa management company were always available and quickly responded to any communication. Highly recommended.

5 Star Review Nice villa and host. Great location as the villa is about 5-10 minute walk from the lovely Nissi beach. Plenty of shops and restaurants in the nearby Nissi area. You can also get to downturn Ayia Napa which is about 3km away and well served by regular buses. The villa is on a quiet street one block back from the main avenue between Nissi and Ayia Napa. The villa has 4 bedrooms - 3x double bed plus one twin bed. So ideal for a large family or maybe 3 couples. There is a decent pool in the back garden which has a nice sunny aspect. The villa is fairly modern, well maintained, and clean. The kitchen has all the basic items you need. We really enjoyed our week in Nissi - thanks Kash!

This villa is in an excellent location, a nice walk into Ayai Napa with plenty of shops and bars along the way, yet peaceful and quiet. The owner was very helpful and accomodating and very quick to reply with any questions. TV had a good range of UK channels which helped with the small children when the sun got too hot. Pool cleaned regular. Bed linen was changed. Fully facilitated villa. Beds comfy. Overall a modern spacious clean villa . Was left bread, eggs, tea, coffee, water etc on arrival which was a nice touch. Highly recommend.

4 Star Review Very nice house with great garden and pool. Lack of shade in garden was problematic during the midday sun. Cleanliness could have been a little better. Our main issue was with the air condition timers which kept turning the units off every 2hrs. This is very difficult during Cyprus summer nights which meant we were waking up every couple of hours to turn them back on. Overall we had a great time in Ayia Napa and Villa Sofia despite the aforementioned problems.
