Overview
Privately set within a walled courtyard, this 19th Century (1883) 4 bedroom stone built property has been renovated to a high standard and offers the most traditional Cypriot village holiday that one will find anywhere on the island. Located within a district of vineyards and moorlands with wineries and Kathikas village centre just a stones throw away, the villa now enjoys all modern comforts without losing any of its authenticity which is simply stunning to say the least.
Villa Details
Extending to almost 170 square meters internally, the villa is characterised by stone archways, original staircases (inside and out), bamboo and wood beamed ceilings, stone floors and grand double wooden doors to most rooms to name just a few. Modern conveniences include fitted kitchen with appliances and accessories, chunky leather sofas, Premium Channel IPTV and DVD player, Wi-Fi, en-suite to most bedrooms (3), 8m x 4m private swimming pool, BBQ, dining tables and chairs for inside and out & Open fire & Air-Conditioning (central heating available for Winter Months).
On entering through the large wooden driveway gates, you immediately sense the traditional Cypriot atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining Area which provides all comforts as well as and open fire an many seating areas for relaxation and dining.
The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom, again with 2 single sized beds and en-suite Shower. Doors here open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.
A travel cot and highchair can be provided free of charge upon request. Wi-Fi is included in the rental rate.
The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of Movies and TV Series which is regularly updated.
Outside, the courtyard features the swimming pool, space for car (s), a covered seating area, sun loungers and BBQ. The feeling of going back in time is completed by an old water well which sits in the corner and actually looks like it could still be used.A supply of fresh drinking water is supplied to the property.
Location Detail
The property is situated just 500m (5 minute walk) from the village centre which now offers a good selection of restaurants and tavernas to suit all tastes, 2 bars (with sky TV) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemakers craft. The village is also home to a donkey sanctuary and a tourist information centre.
As the village of Kathikas is 600 metres above sea level, it has a good climate in summer with very little humidity. If youre a bit of an amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas central location makes it an ideal base from which to explore such areas as Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula, the turtle hatchery at Lara Bay, to mention but a few. With a population of 349, the village offers something for everyone.
The village retains and continues to re-instate its old world character whilst encouraging selected new developments. There is no main church, but a small chapel serves the needs of the village. The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees. For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is at the newly refurbished Tsada (10 minutes).
Paphos itself (20km) consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.
In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Pauls Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.
You are only ten minutes drive from Peyia and the Coral Bay resort with all its cafes, bars, restaurants and other entertainment as well as one of the best beaches in Cyprus. You are also only 30 minutes from Paphos airport.
Heading East, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many other small but charming villages along the way.
An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodites Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.
There are 3 beautiful golf courses in the area (including aforementioned Tsada), all with an individual style. All are within a 30 minute drive. Due to 340 sunshine days per year, Cyprus does offer many other activities but they are of course, too numerous to mention here.
Please note that this property can be accessed at any time of day or night. If during the day we will most likely meet you. If in the evening, we will advise key location. A welcome pack of basic essentials and wine for your arrival.

we stayed for just a week in May, the villa was perfect.. the old traditional style made us relax straight away. The rooms are all good size and all the facilities needed were included (even a tv box with a good selection of channels). Theo was a very gracious host.. he makes his own wine which is delicious and we even got a sample of his mothers koupepia. The villa made our stay in Cypus.. Kathikas is beautiful also with many places to eat out so was idyllic.

The villa is beautiful & unique. Theo was such a welcoming & generous host, thanks to him for him hospitality! We arrived late at night to a welcome pack full of essentials and a bottle of Theo's homemade wine - delicious!
Kathikas is a lovely village with a variety of tavernas to choose from, all served great value & tasty food and are within 5 minutes walk of the villa.
We would highly recommend villa Constanteras & will definitely be returning to stay in Kathikas.
A truly relaxing & authentic Cypriot experience!

We arrived very late in the evening to find a welcome pack from Theo, who couldn't do enough to help throughout our stay. A car is a must and if you are more than two I would suggest a car with a big engine as the 2000 feet climb from the beach to Kathikas is difficult for a low powered car. We only ate out a few times, 8 of us in all 4 adults and 4 children. We went in the height of summer but managed not to use the air con, the fans were sufficient during the night but if you needed them they were there.
Most nights we would gather round the barbecue area for an evening meal. (Once you have used the barbecue you will want to bring one back) The main supermarket on the beach road is very reasonably priced with its own butchery and fish mongers. When you go, try and go early as the parking is slightly shaded so when you come it's not like an oven.
I would suggest if heading down to Coral Bay avoid the first beach, as you pass it on your left continue and take a left at the end of the road followed by a right and you will see a big car park area by the coral beach hotel. In my opinion a much better beach, don't forget to take a snorkel lots to see. One more thing the photos don't show a picture of the Fridge, it is a tall fridge freezer so there is plenty of room.

Plenty of space inside and out for our group of 7 adults and 2 children. The villa was well equipped and had everything we needed.
We spent most of our time outside around the pool and made good use of the barbeque.
The village does not have a shop but you can buy milk etc from the coffee bar - a car is essential as nearest supermarket is approx 7 kilometres away.
Would recommend all the village restaurants which are all within walking distance of the villa. A visit to Sterna winery is a must.
Theo the owner called by a few times bringing his homemade wine and other gifts.
Would definitely stay here again.

We have just spent the first two weeks of September at Villa Constanteras and have had a wonderful time with our children 18 and 21. The village was lovely with a good selec tion of fine, friendly restaurants in walking distance. The Villa was clean, the beds comfortable and Theo was fantastic (he even showed us how to eat the figs which grow in the garden!) We had an outstanding welcome pack when we arrived which also contained Theos excellent home made wine!
The chickens and dogs are to be expected in a rural mediterranean location but we didnt find them to be a problem!
