Villa Amia: This privately owned luxury villa is set on a large plot (750 sq m) with stunning panoramic views of the Mediterranean. It is situated in an exclusive private development only 3 minutes drive from the picturesque village of Peyia and 4 minutes drive from Coral Bay. Peyia is a self-contained village with a number of good restaurants, supermarkets, a baker, a delicatessen, takeaway restaraunts and a pharmacy. There are more shops and bars at Coral Bay, which also has the best sandy blue flag beach in the Paphos area. The property has 3 large bedrooms, 2 bathrooms, separate wc downstairs, lounge area, dining area. Kitchen is ideal for large families, with double sink, dishwasher and has a utility room and washing machine.

The villa has an 8m x 4m swimming pool with a large outdoor dining area and a large private garden. Outdoor lights and pool lights. Peyia is 10km (20 mins drive) of Paphos harbour. It has a good selection of reasonably priced restaurants and tavernas where you can eat outdoors on summer evenings. Coral Bay, with its wider range of restaurants and bars is only few mins drive away, as is Coral Bay Beach - a long sandy blue flag beach which is ideal for adults and children alike. The beach slopes gently into the clear warm sea and there are sun loungers and umbrellas for rent. There is also a choice of two beach cafes. St. Georges and the beautiful Akamas National Park are only 15 mins drive to the north of the villa. Great beaches and privacy, just drive up and park to get your beach spot!

As the villa is set on a hillside, the main living area is on the lower level with bedrooms on same level as the front drive and inside there are stairs leading down to the pool area with its own barbecue and covered shaded patio. The main living area has a large open plan lounge dining area with two sets of patio doors leading onto a long balcony overlooking the sea and the pool area. Leading off the main living area is the well-appointed master bedroom with its own en-suite bathrooms. Haidryers supplied in 2 of the bedrooms. There is a large window looking out to sea and double patio doors onto the front balcony.

The kitchen is fully equipped with an electric oven, a gas hob, a fridge/freezer, a dishwasher and a washing machine. There is also a breakfast table with 8 chairs as well as two settees and a TV, DVD, Free WIFI. Outside there is an 6-8 dining area, next to the pool, with a table, sun umbrella and 8 chairs. There is also a poolside shower and gas barbecue (gas refills by rental guests at supermarket).

Pool is cleaned twice per week and garden tended post each villa booking. Bed linen and towels are supplied and are changed at end of stay (additional cleaning on request with cost). Guests should bring their own beach towels.

All bedrooms have plenty of wardrobe space. There is full air conditioning at no additional cost. Children are very welcome but must be supervised when swimming with adults taking full responsibility for them in pool, balconies, stairs, wall balconies. There is a car port and additional parking in the cul-de-sac. Taxi pickup can also be arranged (please ask for costs normally circa 60 Euros approx but does vary). Taxi into Coral Bay normally 10 Euro.

Summary: a superb, high quality villa with wonderful views down to the Paphos Coastline and the blue waters of the Mediterranean Sea.
